Studio or one-bedroom apartment in Dubai: how to compare

A lower purchase price does not settle the choice between a studio and a one-bedroom apartment. Compare two specific homes against your budget and intended use. This guide helps you prepare that comparison; it does not advertise available units or forecast returns.

Start with the floor plan

A studio usually combines sleeping and living space. A one-bedroom apartment has a separate bedroom; listings may call it a 1BR or 1 BHK. Check the approved plan rather than relying on the label. Look at usable indoor space, storage, the kitchen, bathroom access and where furniture will fit. A large balcony is not a substitute for the interior space you need.

Compare the same things

Put the two options side by side using the same currency and area unit. Record the building, floor, view, condition, parking and whether furnishings are included. Compare a ready apartment with another ready apartment first; if you introduce an off-plan option, show its payment timetable and expected handover separately. Do not use a project's studio starting price as the price of its one-bedroom homes.

Budget beyond the asking price

Prepare a separate cost sheet for each unit: agreed price, transaction charges, financing costs where relevant, furnishing or repairs, and recurring ownership costs. The Dubai Land Department's Service Charge Index can help you check approved charges by project, use and year. Ask for the documents relevant to the specific unit and distinguish the current figure from an estimate.

Test the rental assumptions

If you plan to rent out the home, compare evidence from similar units in the same building or a clearly explained alternative. Record the date, furnishing, size and rental period. A nightly rate is not an annual rental income. Allow for vacancy, service charges, maintenance and management; review mortgage payments separately when assessing cash flow. Neither layout automatically guarantees a stronger return.

The rental index has a different purpose from a promise of achievable rent for a newly advertised unit. Check its scope and the assumptions behind any quotation. Avoid treating the highest advertised rent as your expected income.

Think about use and resale together

If you may live in the apartment, try the layout against a normal day: working, hosting a guest, cooking and storing belongings. For a future sale, compare competing units and the cash you could need if the property takes longer to sell. A separate bedroom can suit your needs without making every one-bedroom apartment a better purchase than every studio.

What to send us for a useful comparison

  • Your total budget, including purchase costs.
  • The areas you are considering and your preferred move-in date.
  • Whether the home is for your use, rental income or a later resale.
  • The two floor plans or project names, if you already have a shortlist.

FlipLux can help organise the comparison and check what information is missing. Ask us to confirm the relevant unit, price and availability before relying on an option. If renovation is part of your plan, explore Flip & Invest to consider the work and resale assumptions together.
