Off-plan or ready property in Dubai: which fits your plan?

Start with your timing and the individual home, not a rule that one category is always better. Off-plan means buying before completion. Ready describes construction status; resale describes the transaction and can involve a completed home or an off-plan contract.
When do you need to use the property?
If you need a home soon, focus on properties whose possession date and occupancy you can confirm. A finished apartment may still have a tenant or require repairs. For off-plan property, compare the contractual handover terms with your own housing needs and the cost of a delay. Do not count rent from an unfinished home as money available to fund the next instalment.
What can you inspect?
With a ready home, inspect the actual layout, light, noise, condition and shared facilities. Ask about maintenance records and ongoing works. With off-plan, examine the exact floor plan, specifications, orientation and contract. Separate confirmed facilities from proposed ones. A showroom, rendering or model apartment is not the unit you are buying.
When is the cash needed?
Compare the total price and all purchase costs, then place each payment on a calendar. For a ready purchase, establish the transfer and financing timetable. For off-plan, read the dated instalment schedule, completion payment and any post-handover terms. A lower first payment does not necessarily mean a lower total cost.
Check whether you can meet the remaining payments if income falls or finance is unavailable when needed. Allow for accommodation, service charges, maintenance and financing as applicable. Use written quotes and contract terms, not a standard percentage borrowed from another project.
How would you earn income or leave the investment?
For a rental plan, estimate income from comparable homes and account for vacancy, management, repairs and recurring charges. An existing tenancy has its own terms; an advertised rent is not guaranteed income. Off-plan income depends on completion, handover and finding a tenant.
Before relying on resale, check the contract, any developer conditions and the steps required for a transfer. Include selling and holding costs and test a lower sale price. Neither a developer’s name nor a new launch guarantees a resale gain.
Use the same comparison sheet for both
- Exact unit, bedroom count, area basis, parking and outlook.
- Total purchase budget and payment dates.
- Possession, tenancy, condition or delivery assumptions.
- Recurring costs and a reserve for uncertainty.
- Your intended use and a workable alternative if plans change.
