Plan the improvement

Plan the improvement

Conceptual illustration — not a real property or FlipLux completed work.

What should change, and why?

Begin with the property's condition and the needs of its likely next occupant. Separate essential repairs from optional cosmetic changes. An improvement should have a clear purpose rather than depend on an assumed increase in resale price.

Build a practical scope

  • List the proposed work room by room, with measurements, materials and the required finish.
  • Request written contractor quotations that identify inclusions, exclusions, payment stages, lead times and responsibility for defects.
  • Confirm building-management requirements, contractor access and the relevant authority's approvals before work begins. The correct process depends on the property, jurisdiction and proposed work; structural changes need qualified professional assessment.
  • Include design, permits where applicable, protection, waste removal, utilities, holding costs and a contingency appropriate to the uncertainties.
  • Set a programme with approval time, procurement, work, inspection and handover, allowing for delays.

FlipLux's role

FlipLux provides brokerage and property advice to help relate the proposed improvements to your property goals and compare costs and exit assumptions. This page does not appoint FlipLux as your contractor, architect, engineer or permit authority. Agree any additional coordination role and its scope explicitly.

Bring photographs, plans and any quotations to discuss an improvement plan. The illustration is conceptual; it is not a FlipLux renovation case study.
