Compare the exit scenarios

What if your first exit plan changes?
Compare more than one outcome before buying or improving a property. Decide how much time and additional cash each option needs. A higher headline selling price or rent does not automatically mean a better net result.
Three alternatives
- Sell: compare realistic sale proceeds with acquisition, improvement, holding, financing and selling costs. Allow for negotiation and time on market.
- Hold: budget for ongoing service charges, maintenance, insurance, utilities and financing while your capital remains committed. Test a longer holding period and a lower future selling price.
- Rent: assess plausible income, vacancy, leasing costs, management, repairs and service charges. Distinguish net operating income before financing from cash flow after debt service.
Make the assumptions visible
Use the existing FlipLux calculator to enter your own figures and compare resale, rental and off-plan scenarios separately. It is an educational scenario tool, not a valuation or guaranteed forecast. Review loan principal, interest and fees carefully so costs are not counted twice.
Illustrative sensitivity exercise: reduce your assumed resale price by 10%, increase your improvement budget by 15% and extend the expected holding period by three months. These are example stress assumptions, not market predictions or recommended investment terms. Recalculate the actual costs for your circumstances.
Ask FlipLux to review the questions and assumptions behind your plan. Market conditions, financing, permissions and transaction timing can change; a loss remains possible.
